CONTEXT

 

Richemont Europe is looking for a Real Estate Manager who is experienced in all areas of retail leasing, portfolio and property management.

This position will be based in Bellevue (Geneva) and will directly report to the Real Estate Director Europe as of September 1st, 2024.

Responsibilities include strategic site selection across Europe, benchmarking and negotiating real estate premises (boutiques, offices, warehouses, production sites…), leasing advisory and asset management services, leasing analysis, property valuations, P&L optimizations, commercial support, and presentations to the Group’s Maisons and Richemont Management.

 

 

HOW WILL YOU MAKE AN IMPACT?

 

Lease negotiations and renewals

  • Lead and coordinate lease negotiation processes, including communication with landlords

  • Prepare and present renewal proposals to senior management for approval

  • Liaise with the Maisons to confirm financial feasibility and support CAR process, as well as coordination of construction due diligence aspects of the project

  • Monitor Leasing KPI (TOR, Lease expiration date…)

 

Asset Management

  • Foster and maintain excellent relationships with landlords, brokers, developers, and other retailers.

  • To be responsible for all Real Estate monthly or quarterly meetings: organization, planning and preparation of documents for presentations

  • Maintain Project lease tracking document for the region to include every document required (lease summaries, floor plans, projects information)

  • Support the RE director Europe in the portfolio management, including operational and construction issues, management and negotiation, maintain key reports and charts, anticipate break options dates, lease terminations and notice period for lease renewals

 

Collect and consolidate data from the different Markets and Maisons

  • Monitor Competitors’ and leasing trends information

  • Manage database development and analytics, including competitive sales, site plans, and other data critical for decision making.

  • Coordinate Europe Real Estate data on different topics (performance, leasing …)

  • Monitor Retail Performance KPIs (Non profitable boutiques, boutiques under scrutiny, Top10 cities…)

 

WHAT DO YOU NEED TO BE SUCCESSFUL IN THIS ROLE

 

  • At least 6 years of experience in retail brokerage, real estate or property management in a complex and multicultural organizations

  • Ability to interact, communicate and influence with numerous stakeholders across Maisons, functions, countries

  • Organizational skills are required to performed technical analysis, evaluation, reporting in a qualitative and timely manner

  • Fluency in English is mandatory, any other languages such as French would be a plus.
